I have just had a call from someone looking at purchasing a property near Alberobello and interested in adding a swimming pool. They had been told by the estate agent that they didn't need planning permission for an above ground pool which is simply not the case, you almost certainly do. There are even areas where you need planning for the pool below. Please please, always speak with an independent geometra to check the exact situation at the property you are interested in buying.
Weed matting and gravel down, irrigation in place, waiting for some feature rocks and then planting in the spring using indigenous water wise plants that will flower throughout the holiday season. Minimal maintenance when the guests are here, restricted to the area around the pool and house and not using huge amounts of water.
As with land, a large garden can end up being costly not only in completion but also for its future maintenance. There are several different issues to take into consideration. Firstly, a large complicated garden will need a lot of maintenance which will not only be costly but will also mean the gardener spends more time at your property while your guests are there enjoying their holidays. Secondly, water usage is a huge issue here which can prove costly especially if you have water delivered by tanker and you have chosen to go for large areas of grass. If the property has its own well then this reduces the cost of the water but these can be very costly to have installed. Unless you have a large budget and aren’t worried about future costs then it may be worth thinking about keeping the gardens to a minimum, around the property itself as well as outdoor seating areas and of course the pool. Use water wise, popular indigenous plants with areas of gravel, wood chip, pebbles and stone, for ground cover to help reduce water usage and reduce maintenance when your guests are using your property.
When buying property here it is very tempting purchase a whole chunk of land to go with it as land here is very cheap, but it may be a good idea to think twice before doing so. It is a lovely idea to own your own Olive grove with the dream of producing your own olive oil especially as the vendor knows someone who will look after the land for you completely free as long as he can have a percentage of the Olive oil for his services. Almost sounds to good to be true doesn’t it. While these arrangements do exist in many circumstances they don’t last and can often cause problems if you want to change the arrangements at a later date. There is also a law here that if someone works the land for a certain number of years they can stake a legal claim to it so be careful. Land needs looking after and that will cost money and will not really add anything to the rental potential of your property and will obviously eat into your profits. Offering your guests the opportunity to wander through 10,000 square mtrs of Olive grove or Oak forest sounds nice but in reality they won’t, especially in the heat of the summer. Yes, you will be able to produce some wonderful olive oil but the costs involved in this means that it is far cheaper to go and buy a few litres from the frantoia rather than making your own but even if you don’t want to harvest the olives the trees will still need to be pruned and the land around them maintained especially as we are now in the days of xyella.
Obviously, if your budget is huge, money is no object or you are looking to create an agriturismo style property then go ahead, there is plenty of land available.

The last thing any home owner wants to hear is that part of their property has not got the proper planning authorisation in place but unfortunately this happens a lot more frequently than it should and results in a multitude of problems.
We generally find out there are issues with a property when the owners contact us to carry out some work for them and we need to check the property details out with the commune or apply for planning permission. It is at this point that anything irregular must be sorted out before any further work can be applied for or started and obviously causes long delays and can even affect the new work application.
Our latest experience of this was when a client decided to sell their property and during the process it was found that among other things, two rooms were illegal and the sale has fallen through and there could be a claim for compensation by the buyers.
